Acquisition Criteria
Collins is actively seeking to acquire properties based on the following criteria:
Location:
1) Manhattan, Brooklyn, Queens, Bronx
2) Within an approximate radius of 100 miles from Manhattan
3) Along the Washington, DC to Boston corridor
Performance:
Value-add opportunities due to below market rents, high vacancy, deferred management or below full development potential. We also seek properties where we have the ability to redefine and improve upon the current usage. Collins will consider development opportunities as well.
Asset Class:
As long as the properties are within the geographic and performance criteria, we will consider a variety of asset classes including multi-family, office, retail, hospitality, industrial and student housing. We are also interested in properties that are well-suited for adaptive re-use.
Purchase Price:
We will look to purchase properties valued at a variety of price points as long as there is the proper value-add opportunity. However, our primary focus are assets valued between $10M and $250M.
